Attorney Beltran represented an international company in an intercreditor dispute involving redemption rights, compliance with the recording statute, adequacy of lis pendenses, default notice, application of attorney fees, and lender liability issues. The matter settled favorably upon Attorney Beltran’s preliminary questioning of his first witness at a contested hearing.

Attorney Beltran represented a large commercial landlord against lease involving a school and church in Bradenton, Florida and obtained a jury verdict of $325,000, representing nearly three years of rent.

Attorney Beltran is currently representing a major real estate owner in a seven-figure complex contested foreclosure matter.

Attorney Beltran has counseled a major residential landlord, with $100 million in holdings, on a variety of litigation matters.  He successfully resolved a major premises liability claim without any payment when he obtained footage of the claimant walking normally just days after the alleged accident.

Attorney Beltran successfully represented an out-of-state client asserting interference with testamentary expectation, civil theft, constructive fraud, conversion, and breach of fiduciary duty against a family member who purported to quitclaim a dying relative’s holdings to herself just days before his death.  Attorney Beltran forced the relative to pay his client’s attorney fees and divide the property with her.

Attorney Beltran obtained favorable settlements against a real estate appraiser and realtor who vastly overstated the square footage of a valuable property, causing Attorney Beltran’s client to overpay in reliance on the estimate.

Attorney Beltran is represented homeowners in litigation against a major homebuilder arising from defective stucco throughout Florida.

Attorney Beltran has also handled lender liability matters and other commercial and investor litigation for real estate companies.
